Interactive Resources developed planning and restoration options for the
Historic Triangle of Benicia, the oldest portion of the city located on the
waterfront at the foot of Main Street. The Historic Triangle, which contained
several historic buildings in various states of decomposition, had great
potential for commercial and retail redevelopment due to its location and local
significance.
A draft planning and development study was produced and included overall design
concepts for the entire Triangle at varying levels of development. The report
included architectural and structural analyses and historic assessments of the
Triangle's existing buildings, and cost estimates for rehabilitation and
development of new facilities. The report addressed issues of site planning,
geotechnical and hydrological studies, facilities demand analysis, traffic
studies, circulation and parking analysis, and shoreline trail options.
The ultimate goal of this program was to design a development scheme that is
compatible with the city of Benicia's urban design goals, its citizenry, and
the site's technical problems. The successful development scheme enhanced the
city economically, built upon the Triangle's historic integrity, and increased
Benicia's potential to draw upon regional tourist activity.
