Interactive Resources provides experienced ongoing independent architecture,
engineering and seismic risk analyses to assist CIGNA Capital Advisors with
financial investments. We assess the risk associated with individual
buildings and building complexes, and assist with decisions about investments,
insurance, and financing. Our services can include analysis of seismic risk and
estimation of Probable Maximum Losses (PMLs). As appropriate, our
services can be extended to include actions to reduce risk, cost estimating,
complete design services for measures recommended to reduce seismic and other
risks, benefit/cost analysis, and construction services.
Prior to entering into a commitment to acquire a building or building complex
acquisition program, it is critical to identify and assess factors that could
threaten a project's financial viability. Seismic risk analysis and PML
analysis is key to sound decision making in building development, investment
and real estate financing. Interactive Resources, Inc., has provided both
seismic risk assessments and PML analyses for many potential CIGNA investments
in the past two years, including the following projects: Capitol Center Commons
in Sacramento; Mission Park Office Complex in Santa Clara; Alameda Marina
Village in Alameda; Aquatic Park Mixed-Use Complex in Berkeley; Bay Park in
Burlingame; Marin Executive Center in San Rafael; Mission Pointe in Alameda;
and, Vintage Park in Foster City.
