Interactive Resources reviewed the condition of seven laboratory and office
buildings in the Ortho Research Center prior to its acquisition by the State
Department of General Services. The firm was responsible for reviewing the
condition of the architectural portions of the buildings, analyzing their
compliance with applicable building codes and Title 24 access compliance, and
investigating waterproofing systems and water infiltration problems.
During the field survey, our architects identified a substantial number of
water leaks which had not been repaired despite numerous attempts. We
then performed a negative pressure water infiltration test to identify the
source of water leaks.
Interactive Resources also coordinated a team of engineering consultants hired
by the State under other existing open-end contracts. These consultants
were responsible for reviewing the condition of structural, electrical and
mechanical systems at the seven buildings and site conditions. Their
comments were incorporated into a final report by Interactive Resources which
identified all building deficiencies and repair needs, and includes
recommendations for addressing environmental factors such as stabilizing
erosion susceptible soils and terrain. The report also included cost
estimates for repair items identified by the State.
