Interactive Resources was retained by the Berkeley Redevelopment Agency to
assist in the completion of construction of ten houses where the contractor had
defaulted on his contract and the Surety was obliged to complete the work. In
the first phase of the project, Interactive Resources performed a comprehensive
inspection of the units to compare the existing conditions (as left by the
contractor) to the contract requirements contained in the original drawings and
specifications. After an exhaustive survey of all the houses, Interactive
Resources concluded this phase with a punch list of all the items that needed
to be completed, including items on the interior, exterior, and the surrounding
site.
During the next phase, our firm played a key role in furthering the process by
assisting negotiations between the Redevelopment Agency, the Surety and the
homeowners so that they concluded with a scope of work they all agreed
upon. We facilitated the process by describing the issues and by making
recommendations for methods of repair/general consultations so all the work
included on the punch list would either be completed or the homeowners would be
financially compensated for receiving a product of lower quality than
originally specified.
