As part of a supplemental services contract with the U.S. General Services
Administration, Interactive Resources conducted a Prospectus Development Study
(PDS) on buildings #1 and #2 on the U.S. Geological Survey Campus.
The PDS provides a detailed work plan which includes analysis of codes and
zoning studies, site issues, programming, short-and long-term stacking plans,
pre-design guidelines, floor plans, detailed cost estimates, construction
phasing and relocation plans, and construction scheduling.
Interactive Resources helped resolve a number of complex issues associated with
these structures. In addition to dealing with the basic problem of an aging
facility needing a major upgrade, the PDS addressed the need for providing a
central HVAC system to replace obsolete localized, inadequate systems in both
buildings, to provide air conditioning throughout, and address the need for
controlled environments in laboratory areas. A life safety upgrade was
necessary to address circulation and egress problems, especially in the mixed
laboratory and office areas which provided unique challenges themselves.
Many issues needed to be addressed if the buildings were to remain viable in the
future, but the project was completed on an extremely tight budget. Working
closely with the GSA team, Interactive Resources evaluated needs, refining the
program to resolve problems and accommodate the most necessary goals of the
U.S.G.S. for long-term continued use of these two buildings.
