Southwood Apartments
Investigation and Repair Design

The Southwood Apartments are a 99-unit, five-building luxury apartment
complex. Access to the individual units is by provided by means of
walkway decks located at the center and ends of each building. Water
penetration into the walkway deck system had resulted in severe decay at
several locations throughout the project, necessitating emergency shoring to
maintain access to the units.
Following site observations of the damaged conditions, Interactive Resources
developed plans and specifications for the repair of the walkway system.
The repair design corrected several deficiencies of the original construction,
including inadequate flashings at the perimeter of the decks and at the railing
penetrations.
