The Landing at Jack London Square

The five-year-old Landing apartment complex consists of 282 rental units located
in four residential buildings. In addition, there is a small Leasing Building
and Exercise Building. Each residential building includes three levels of
wood-framed residential floors above a concrete parking garage at grade level.
During the winter of 2003-4, ponding from winter rains was reported at some of
the decks that provide access to units. Some areas were serious enough to
require sandbags to keep water away from entry doors.
In 2004, Interactive Resources was engaged initially to survey and document
conditions on the entry decks that made them prone to ponding, but observed a
number of other conditions relating to water intrusion. Additional
investigations followed, and ultimately, Interactive Resources prepared a
comprehensive report, designed repairs and provided construction administration
and litigation support services. Repairs were made to decks, windows, exterior
walls and parapets.
The construction budget will be in the $5 million range. Repairs began in
February of 2005 and are scheduled for completion in March 2006.
