The Joseph Rattigan Building, a four-story state office building constructed in 1981, is named after Joseph Rattigan, a state senator from Sonoma County from 1959 to 1966 who later served for 18 years on the state Court of Appeals. In 2015, Interactive Resources, Inc. was retained to evaluate and report on the condition of the building’s skylights and roofing. At that time, the Department of General Services (DGS) staff reported that the roofing, which was approximately 30 years old, had weathered past its expected service life. The roof exhibited signs of deterioration, including ponding water and multiple leaks.
Our evaluation revealed that significant portions of the roofing required replacement, especially in conjunction with the planned replacement of roof-mounted mechanical equipment. This equipment was raised and properly sealed and flashed to ensure weatherproofing. Interactive Resources prepared construction drawings for the repair and replacement of the HVAC and mechanical systems, as well as the roof, Building Management System, and VAV boxes. We also responded to agency reviews, provided bid support, and offered construction administration services throughout the construction phase to ensure the project was successfully completed.
